What the Appraisal Considers

The appraiser evaluates the home's living area, lot size, condition, construction quality, bedroom and bathroom counts, and any renovations or additions, then compares the property to recent comparable sales. Each difference between the subject and the comparables is analyzed for its relationship to value; no feature adds a fixed amount, and the conclusion is a supported opinion rather than a predetermined number. The inspection scope depends on the assignment's intended use and scope of work.

Information to Prepare

Helpful documents include the deed, any prior purchase or refinance paperwork, a list of improvements with dates and permits, HOA records where applicable, and a survey or plat. If the transfer involves a trust or LLC, share the relevant entity documents your attorney recommends. The more accurately the appraiser can reflect the property, the more reliable the supported value.
