Refinancing & Equity Planning
An independent residential valuation to help Northern Virginia-area homeowners understand current value before refinancing or tapping equity.
Refinancing a home is a financial decision that hinges on your property's current market value. The supported value affects your loan-to-value ratio, the rate and terms you may qualify for, whether you can eliminate mortgage insurance, and how much equity you can access through a cash-out refinance. Before you apply, an independent appraisal gives you a realistic, data-supported picture of where your home stands in today's market — separate from the automated estimates you see online.
Chartwell Valuations prepares residential valuation reports for homeowners across Northern Virginia and the surrounding communities. While your lender typically orders the appraisal that underwrites the loan, a borrower-ordered appraisal can help you decide whether refinancing makes sense and prepare you for the conversation with your loan officer.
In most refinance transactions, the lender or its appraisal management company (AMC) engages an independent appraiser to produce the report used for underwriting. Federal rules generally require this separation to protect the appraiser's independence. An appraisal you order yourself is not automatically accepted for underwriting, so confirm with your lender what they require before commissioning a report. Even so, knowing your home's value in advance helps you set realistic expectations for the refinance and strengthens your position when discussing terms.
A refinance appraisal establishes a current opinion of market value based on the home's characteristics and recent comparable sales. The appraiser reviews living area, lot size, condition, construction quality, bedroom and bathroom counts, and any renovations or additions, then compares the property to similar homes that have recently sold nearby. Differences between your home and the comparables are analyzed for their relationship to value — no feature adds a fixed dollar amount, and the conclusion is a supported opinion rather than a guaranteed number.
Improvements you have made matter. A list of updates with dates and permits — new roof, HVAC, kitchen remodel, added square footage — helps the appraiser reflect the home accurately. The inspection scope (full interior and exterior versus a limited or exterior-only assignment) depends on the assignment's intended use and scope of work.
Different refinance goals use value differently. A rate-and-term refinance focuses on lowering your rate or adjusting the loan term, where value mainly confirms you meet the lender's equity requirements. A cash-out refinance lets you borrow against equity, so supported value directly affects how much cash you can access. For reverse mortgages and portfolio loans, the lender's specific valuation requirements apply. In each case, an accurate, current valuation keeps you from overestimating equity or being caught off guard by a lender's appraisal.
Comparable selection is local by nature. Values can differ markedly between an established neighborhood, a growing community in Loudoun or Prince William county, and a newer subdivision in Fairfax County. An appraiser working across Alexandria, Arlington, Fairfax County, Falls Church, Loudoun County, Prince William County, and Manassas understands how these distinct markets behave, which supports credible comparable selection for your refinance valuation.
