Recent comparable sales are analyzed, and differences between the subject and those sales are considered in the context of the local market. No condition or feature automatically reduces or increases value by a set amount; each is analyzed for its relationship to value and the assignment's scope.
A short sale or pre-foreclosure appraisal supports a negotiated sale before foreclosure, with the homeowner typically still in title. A foreclosure or REO appraisal is usually ordered by the lender after it takes the property back, to support its disposition. The valuation methods are similar — both establish market value — but the intended user and use differ, which can affect the scope of work and reporting.
