    Understanding Purchase or Sale Appraisals

    A purchase or sale appraisal is an independent opinion of a property's market value, ordered by a buyer or seller to inform a transaction decision. It is developed under the Uniform Standards of Professional Appraisal Practice (USPAP), with a defined scope of work and a stated effective date. The result is a written analysis that explains how the value was reached, not a casual estimate or a sales tool.

    Our role is limited to developing a credible opinion of value. We do not provide brokerage services, home inspections, legal advice, investment advice, or financing. Decisions about offers, asking prices, contract terms, and whether to proceed remain yours and your agent's.

    Independent Valuation for Buyers

    For a buyer, an appraisal translates recent comparable sales, the property's condition, and its specific features into a supported value conclusion. That can help you evaluate a proposed price, weigh an offer, or decide whether to proceed with confidence. It does not guarantee you will avoid overpaying, secure financing, or achieve a particular negotiating outcome, and the conclusion may be above or below the asking price or your expectations.

    A privately ordered appraisal can be especially useful when you are paying cash, when comparable sales are limited, or when the property has features that automated models handle poorly. It is one input among several, and it does not replace the home inspection, title review, or other due diligence a buyer should complete.

    Independent valuation can provide useful information in transactions that do not involve a lender-ordered appraisal, including cash purchases, private sales, and transfers between family members or related parties. When parties negotiate without broad market exposure, an independent opinion can help establish a reasonable reference point.

    An appraisal does not, by itself, make a related-party transaction legally compliant or establish its tax treatment, and a sale at appraised value does not eliminate gift, tax, estate, or other legal considerations. How a related-party transaction should be structured is a legal and tax question that should be discussed with your attorney or tax adviser.

    Appraised Value, Asking Price, and Contract Price

    These figures are related but not identical, and understanding the difference helps you use an appraisal effectively:

    • Appraised market value is an independent opinion of what the property would likely sell for on the effective date, supported by comparable sales and analysis.

    The appraisal informs these figures, but it does not dictate them, and the final sale price may differ from any of them. Treating them as the same can lead to unrealistic expectations.

    Buyers and sellers often see several kinds of value opinions during a transaction. Each serves a different purpose, and none is a substitute for the others:

    A real estate agent's market analysis is a useful pricing tool, and an appraisal does not replace the agent's role in marketing and negotiations. The difference is independence: the appraiser has no stake in the sale price or commission and develops the value under standardized professional standards.

    The appraisal considers the property's location, lot size, gross living area, room count, condition, quality of construction, and notable features or deficiencies. We select the most similar recent sales in the immediate market area, analyze the differences between those properties and the subject, and make adjustments where supported by market evidence. We do not use a fixed adjustment amount or percentage, and we do not assume that a neighborhood average price per square foot is a reliable valuation on its own.

    Condition, renovations, and location all affect the analysis, but renovation cost does not automatically translate into added market value. We weigh improvements against how the market actually responds to them, not against what they cost.

    How the Appraisal Process Works

    A typical assignment moves through these steps, with the exact scope confirmed during engagement:

    1. Engagement. We confirm the intended use, intended users, effective date, property rights, and scope so the report fits your purpose.
    2. Research. We gather property records, comparable sales, and relevant market data for the effective date.
    3. Inspection (when included). If an interior and exterior inspection is part of the agreed scope, we observe and document the property's condition and features.
    4. Analysis. We analyze the comparable sales, adjust for differences, and reconcile the evidence into a supported value conclusion.
    5. Report. We deliver a written report documenting the scope, methods, and value conclusion for the intended use and intended users.

    Preparing Documents and Arranging Access

    A little preparation helps the assignment go smoothly. These items are potentially helpful rather than universally required; we will confirm what is needed for your property:

    • The property address, type, approximate size, and the purpose of the appraisal.
    • The proposed transaction timeframe and any relevant deadlines.
    • The purchase contract, amendments, or concessions if a contract exists and is relevant to the assignment.
    • Available surveys, floor plans, prior reports, and property records.
    • A list of major improvements, known condition issues, or unfinished work.
    • Relevant listing information or details about a private transaction.

    If an inspection is part of the agreed scope, please confirm who can authorize access and coordinate a time. A prospective buyer does not have an automatic right to enter a seller's property; access must be arranged with the owner or their representative. Please do not send sensitive financial records, tenant information, or confidential transaction documents through the website form; share those only as we request them directly.

    Understanding and Using the Report

    The report is prepared for a specific intended use and intended user. Paying for an appraisal does not allow a buyer or seller to control its conclusion, and the value may be above or below the parties' expectations. Sharing a report with another party is different from making that party an intended user, and simply changing a name on a report does not make it suitable for a new use. If you have questions about who may use the report or whether it can be shared, clarify the intended use, intended users, and scope with us before engagement.

    An appraisal is also not a home inspection. It does not discover every defect, verify permits, or confirm code compliance. Buyers and sellers should still arrange the appropriate due-diligence inspections.

    Private Appraisals and Lender Requirements

    A privately ordered appraisal is developed for the client who engaged it and does not automatically satisfy a lender's valuation requirements. A lender will generally order its own appraisal for loan decisions and will not rely on a buyer- or seller-ordered report. If you need an appraisal for financing, confirm the requirements with your lender before ordering.
